Landzipgo and CareDoc launch senior care startup school

SINGAPORE: Landzipgo, in collaboration with CareDoc, a leading senior tech company, has launched an online ‘Senior Care Facility Startup School’ program. Park Jae-byeong, founder of CareDoc, will share startup strategies and operational know-how for senior care facilities, including home care centers, day and night care centers (Nochiwon), nursing homes, and senior welfare housing (Silver Town).

The startup school covers the entire process from founding to operation, including business feasibility analysis, location selection, licensing procedures, long-term care insurance systems, operational and marketing strategies, and responses to National Health Insurance Service evaluations. The lectures are provided as pre-recorded online VODs, allowing participants to learn anytime and anywhere. Park emphasized, “Many aspiring entrepreneurs focus only on opening facilities, but actual profits depend on operational capabilities.”

Home care centers can be started with relatively small capital. In contrast, day and night care centers require spaces of at least 80 pyeong or larger commercial buildings for stable operations. Nursing homes and senior welfare housing typically use spaces of 500 pyeong or larger. If direct management is challenging, operational burdens can be reduced by outsourcing to professional companies or adopting a master lease (long-term rental) model. Park noted, “Recently, daycare centers (Nochiwon) often yield higher investment returns than general offices. Nursing homes can expect around 15% capital returns, while Nochwiwon can achieve 8–10% returns.”

However, local governments are increasingly imposing capacity limits (total quota systems) and raising licensing thresholds for care facilities, making systematic startup preparation essential. Park stated, “This online startup school will share all of CareDoc’s practical know-how, including strategies to overcome local regulations and techniques to respond to the National Health Insurance Service’s triennial evaluations.”
